Pressure washing in Orange County

Orange County driveways collect tire marks, oil and rust from the sprinklers; patios and pool decks get algae in the shade and the stucco picks up dust and cobwebs. Pressure washing resets all of it in a few hours. Under county stormwater rules the wash water has to be contained and kept out of the gutter, so we only work with pros who recover or divert their runoff.

Licensing and rules for pressure washing in California

Pressure washing does not need a CSLB license. Washing as preparation for painting or sealing becomes licensed C-33 work once the project is over the CSLB threshold, so those requests are tagged. Under Orange County's MS4 stormwater permit, wash water must never reach the curb, gutter or storm drain; being runoff-compliant is a requirement for every partner on this line.

What we require from partners on this line:

  • City business license
  • General liability insurance
  • Runoff-compliant: vacuum recovery, landscape absorption or sanitary sewer discharge under the OC MS4 permit
  • C-33 license before washing as prep for painting or sealing over the CSLB threshold

We are a referral service, not the contractor. Verify license and insurance with the provider before hiring. See partner criteria.

Pressure washing FAQ

Driveways and flatwork are priced by square footage with a minimum visit charge, and a house wash is priced by stories and siding type. Current estimate ranges are on the pricing page. The pro confirms the price after seeing the surfaces, usually from photos.

Pressure washing uses high pressure on hard surfaces like concrete and pavers. Soft washing uses low pressure and a cleaning solution on stucco, siding, roofs and painted surfaces that high pressure would damage. A house wash in Orange County is almost always a soft wash.

Not down the gutter. Orange County's stormwater permit treats wash water as pollution if it reaches a storm drain, so pros contain it with berms and vacuum recovery, direct it onto landscaping where it can soak in, or route it to a sanitary sewer cleanout. We only match you with pros who do this.

Most of them. Oil needs a degreaser and hot water, rust from sprinklers needs an acid-based rust remover. Very old stains may lighten rather than disappear.
